HOW SHOULD I INSPECT THE PROPERTY?
Your profit margin can be destroyed if you underestimate the cost of repairs. Bring in a professional inspector if you are uncertain about any aspect of the condition of the property.
Assign numerical weights to each of the areas you are inspecting. Make sure you carefully observe all aspects of the property, including:
- Neighborhood
- Grounds
- Outside of Building
- General impressions inside
- Living Room/entry
- Kitchen
- Bedrooms
- Bathrooms
- Basement
- Laundry
- Garage
- Attic
- Plumbing
- Heating
- Air Conditioning
- Electrical System
For example: on a scale of 1 to 5 with 1 being "unfavorable" and 5 being "very favorable." Compare the number of favorable and unfavorable elements of the property.
A three-to-one "favorable" ratio is a good indication that you should proceed to make an offer. Don't let this ratio automatically be the determining factor. Let your overall feelings weigh into the final decision.
